NYC Rent Stabilization Compliance

Is Your DHCR Rent
Registration Accurate?

Most small landlords in New York City have red flags in their DHCR rent registration records and don't know it. We review your building's recent registration history and identify exactly what could raise eyebrows. In this era, the best offense is a good defense!

The Issue

Tenants can be opportunistic, and your DHCR registration can leave you vulnerable.

Our family has owned properties in NYC for years. We have witnessed first-hand how an antagonistic tenant can find loopholes in your rent stabilized registration to avoid paying rent. There is an anti-landlord mayor and being a small owner gets harder every year.

Landlord hasn't filed DHCR registration in 3 years. What can I do?
My LL hasn't filed since 2021. Lease says $2,100 but last registered rent was $1,650. Am I being overcharged? Can I file a complaint?

How I found my LL owes me $18,000 using DHCR records
Search apps.hcr.ny.gov, download full history, compare legal rent to what you actually paid. Wrong base rent filed since 2017. Lawyer took it on contingency.
"Filed with DHCR, got treble damages. LL settled for $24k."

PSA: Built before 1974, 6+ units? You're likely rent stabilized. Check DHCR NOW
Landlords "forget" to tell you. Pull the history yourself. Look for gaps in annual registrations. That's your leverage. Wrong apartment classification is another big one.
